IRT Woonona Seniors Housing Redevelopment Gets Green Light

The NSW Government has approved the State Significant Development application for the IRT Woonona Seniors Housing redevelopment in Wollongong. The project, led by Illawarra Retirement Trust (IRT) Group, will deliver a major expansion of seniors living facilities at 4-6 Popes Road, Woonona.

The approved redevelopment will see five new buildings of three to four storeys constructed, providing 92 independent living units in a mix of two- and three-bedroom layouts. The project also includes new basement parking for 155 cars, communal open space, landscaping with 208 new trees, and additions to the existing residential care facility. Adaptive reuse of a heritage-listed church and a wellness hub are also part of the proposal.

The project was assessed as a State Significant Development and reviewed by a design review panel due to its scale and site constraints, including heritage, flooding, and biodiversity considerations. The approval maintains the existing R2 Low Density Residential and E3 Productivity Support zoning, with an approved floor space ratio of 0.64 and building heights up to 16.83 metres.
