A State Significant Development application for three 8-storey residential buildings at 806-812 Windsor Road, Rouse Hill is now on public exhibition. The proposal by MDS Commercial Developments Pty Ltd seeks approval for approximately 700 apartments, including a significant affordable housing component.
The project involves the demolition of existing structures and construction of three buildings, each eight storeys high. Of the total apartments, around 105 (15%) are allocated as affordable housing. The development is intended to deliver a mix of market and affordable dwellings within a growing part of Blacktown LGA.
The application is being assessed as State Significant Development and includes a concurrent rezoning request. The rezoning seeks to increase the permitted building height from 12 to 31 metres and the floor space ratio from 1.75 to 2.0 to support the proposed scale and affordable housing provision.
