$745m Stanmore Tower Plan Advances Under SSD Pathway

The NSW Government has issued SEARs (Secretary’s Environmental Assessment Requirements) for a major mixed-use development at 58-76 Stanmore Road, Stanmore. The proposal, led by Stanmore Village Developments Pty Ltd, seeks to deliver a 25-storey tower with a significant residential and retail component in the Inner West.

The project plans to deliver approximately 750 apartments, including 200 build-to-rent dwellings, with 10% of these to be provided as affordable housing for a minimum of 10 years. Retail floor space is also included within the 70,840sqm gross floor area. The development aims to reach a maximum height of 80 metres.

The application is being assessed as a State Significant Development and is subject to a concurrent rezoning process. The proposal seeks to substantially increase the permitted floor space ratio from 1.75:1 to 7.7:1 and building height to 80 metres, while retaining the site’s existing zoning. Heritage and water management constraints will also need to be addressed during assessment.
