Caringbah Site Advances for 13-Storey Apartment Tower

The NSW Department of Planning, Housing and Infrastructure has issued Secretary’s Environmental Assessment Requirements (SEARs) for a proposed residential flat building at 396-402 Kingsway and 27 Flide Street, Caringbah. The State Significant Development application, led by Principle Planning and Urban Design Solutions, seeks approval for a high-density housing project of up to 13 storeys and 119 units.

The proposal includes a residential building ranging from 9 to 13 storeys, delivering 119 apartments with 10% of dwellings designated as affordable housing for 15 years. The development will also include basement car parking across the 3,000 sqm site.

The project is proceeding via the State Significant Development pathway and involves a concurrent rezoning request to increase the floor space ratio from 0.55:1 to 4.2:1. The site is currently zoned R4 High Density Residential, and the proposal seeks to significantly increase allowable density and building height.
