Stanmore Road Project enters EIS phase for major mixed-use precinct

Stanmore Village Developments Pty Ltd has commenced the Prepare EIS stage for a State Significant Development at 58-76 Stanmore Road, 2-20 Tupper Street and 1-9 Alma Avenue, Stanmore. The proposal covers early works for a large-scale mixed-use precinct, including demolition, bulk excavation, infrastructure services, and basement construction up to ground level.

The project aims to facilitate a future development of around 750 dwellings across buildings up to 25 storeys, with approximately 5,000 sqm of gross floor area for commercial and retail uses. The scheme includes 20 affordable dwellings, representing 10% of the total, to be provided for at least 10 years.

The application is proceeding as a State Significant Development with a concurrent rezoning process and is subject to the Housing SEPP. The proposal seeks a significant uplift in planning controls, with an increase in the floor space ratio from 1.75:1 to 7.7:1 and a maximum building height of 80 metres.
