A $108.2 million mixed-use housing proposal on Military Road, Mosman, is now on exhibition, seeking approval for two buildings of part 5 and part 10 storeys. The State Significant Development application covers a 3,170 sqm site and includes 100 dwellings, with 3% (four dwellings) to be managed as affordable housing in perpetuity by a community housing provider.
The proposal features a gross floor area of 9,079 sqm and 2.5 basement levels, providing 172 car spaces for residents, visitors and retail. Ground floor retail premises are included as part of the shop-top housing model.
A concurrent rezoning is proposed to increase the maximum building height from 12 metres to 32 metres and the floor space ratio from 2:1 to 3.17:1. The application references an existing voluntary planning agreement.
The project is expected to generate 150 construction jobs and 32 operational jobs. Aurora Blue Pty Ltd is the applicant.
