A major new industrial warehouse and distribution facility has been approved for 1-3 Burrows Road, St Peters. The project, led by Goodman Property Services, will deliver a multi-level warehouse with an integrated office component, supporting Sydney’s growing logistics and distribution sector. The State Significant Development application has been determined and approved by the NSW Department of Planning, Housing and Infrastructure.

The approved development will see the site’s height of buildings increased from 18m to 30m, with a modest uplift in floor space ratio from 1.5 to 1.53. The project includes three storeys of warehouse and office space, basement parking, and significant landscaping, with 14.7% tree canopy coverage and over 21% of the site landscaped. No rezoning was required, with the site retaining its IN1 General Industrial zoning.

A design competition and review by the Government Architect for NSW were required as part of the planning process. The project is expected to generate 670 construction jobs and 687 ongoing operational roles, supporting economic activity in the City of Sydney.
