North Sydney to Welcome Major Hotel and Retail Transformation

North Sydney’s CBD is set to undergo a significant transformation, with Holdmark Property Group Pty Ltd lodging a $60 million development application on 13 November 2024 for a mixed-use project at 20 Berry Street. The proposal aims to rejuvenate the existing commercial building, introducing a contemporary hotel and retail precinct.

What the Proposal Includes

The project involves refurbishing the current 14-storey commercial building and adding eight new levels, creating a 22-storey structure. The development will feature 249 hotel rooms, offering a mix of king and twin suites as well as accessible options. Key facilities include:

  • A rooftop terrace with alfresco dining
  • A gym and locker room
  • Two conference rooms for business use

Additionally, the ground floor will provide 324m² of retail space, catering to local residents, workers, and hotel guests. The existing public car park with 70 pay-per-use spaces will remain, and a new bicycle storage room accommodating 37 bikes will be added to support sustainable transport.

Prime Location in North Sydney

The 1,395m² site is strategically positioned with three street frontages: Berry Street, Angelo Street, and Pacific Highway. Importantly, it is just 180 metres from the Victoria Cross Metro Station, providing rapid access to key locations such as Barangaroo and Chatswood. The area is also serviced by multiple bus routes, ensuring excellent connectivity.

The surrounding neighbourhood is a mix of high-rise residential, commercial, and mixed-use developments, including the Skye by Crown and Polaris buildings. Across Angelo Street lies the heritage-listed Monte Saint’ Angelo Mercy College.

Planning and Environmental Considerations

The proposal complies with the planning requirements of the North Sydney Local Environmental Plan 2013. It adheres to the height limit of RL 145m and meets overshadowing and heritage conservation guidelines. The design incorporates high-performance glazing to reduce heat gain and a water-sensitive urban design tank for managing stormwater runoff.

Due to its $60 million cost, the project is classified as regionally significant and will be assessed by the Sydney North Planning Panel.

Addressing Local Needs

North Sydney has experienced a boom in residential and office developments. However, hotel accommodation has not kept pace. This project aims to address that shortfall by providing high-quality lodging options for both corporate and leisure travellers. Additionally, the inclusion of retail spaces and upgraded public car parking will contribute to the area’s vibrancy and functionality.

Focus on Sustainability and Connectivity

The development integrates modern sustainability measures, such as energy-efficient materials and features to reduce its environmental footprint. The addition of bike storage and the site’s proximity to metro and bus services will encourage active and public transport use, reducing reliance on cars.
