Maroubra Mixed-Use Rezoning on Exhibition for Major Uplift

Major uplift is on exhibition for 251-257 Maroubra Road, where a 10-storey mixed-use project is now seeking public comment. The proposal would see a significant rezoning, with height limits nearly tripling and floor space ratios more than quadrupling compared to current controls.

If approved, the scheme will deliver 120 new apartments, including 27 affordable units managed for at least 15 years. A 120-place childcare centre is planned for the ground floor, aiming to boost local amenity alongside housing supply.

The project is expected to generate nearly 800 construction jobs, providing a notable economic injection for the area. However, the site faces a range of constraints, including noise, traffic, overshadowing and contamination, which will be closely scrutinised during assessment.
