A proposed development by Fabcot Pty Ltd (Woolworths) is set to transform the corner of 1-7 Rangers Road and 50 Yeo Street, Neutral Bay. The application, lodged with North Sydney Council on 6 November 2024, outlines a $50 million mixed-use project that combines residential, retail, and public space enhancements designed to support the growth and vibrancy of the Neutral Bay town centre. The site, currently housing a Woolworths supermarket and a six-storey commercial building, would be completely redeveloped if the proposal proceeds, bringing new amenities, housing, and green spaces to the area.
The development is envisioned as a part six-storey and part eight-storey structure, housing 70 residential apartments across levels one through seven. These apartments offer a diverse mix to cater to various needs in the local community, featuring 11 one-bedroom, 29 two-bedroom, 28 three-bedroom, and two four-bedroom units. In addition to residential spaces, the proposal includes 7,591 square metres of commercial and retail floor area across the ground and lower levels. This includes a 3,850-square-metre Woolworths supermarket, 1,352 square metres of specialty retail space, and 2,389 square metres across two floors set aside for a future medical centre.
Notably, the design features a new public plaza and a through-site link, which will contribute to the community by providing open, accessible spaces for pedestrians and adding new greenery and footpath upgrades along the development’s Rangers Road and Yeo Street frontage. The public plaza, sized at 1,100 square metres, aims to create a vibrant communal area that can host a range of activities while enhancing connectivity across the site. The proposed pedestrian link will be eight metres wide and covered to provide weather protection, helping to connect Rangers Road and Yeo Street while improving pedestrian flow and accessibility across the site.

The project also includes a five-level basement, which will provide 342 car parking spaces allocated across the various uses, including 65 spaces for residential parking, 27 for retail visitors, 154 for supermarket visitors, and 96 spaces for the medical centre. Additionally, the basement will include 150 bicycle parking spaces and a “direct-to-boot” service for the supermarket, offering convenient access for visitors and residents. The design incorporates sustainable elements, including landscaping and the use of natural materials intended to blend with the character of Neutral Bay, with sandstone-inspired facades and green spaces integrated into the project.
The development site has been strategically selected for its location in the North Sydney Local Government Area, five kilometres north of the Sydney CBD, within Sydney’s Lower North Shore. Situated along the Military Road Corridor, the project is positioned within a high-traffic area serviced by bus links that connect Neutral Bay to the Sydney CBD, North Sydney, St Leonards, and Chatswood. The development promises to support the area’s growth by providing housing close to public transport, aligning with local strategic plans to boost housing supply and enhance employment opportunities within the town centre.
