A $669.4 million automated distribution centre proposal at 475 Badgerys Creek Road has entered public exhibition, with plans for a 25.02-metre high warehouse and associated facilities on a 17.17-hectare site.
The State Significant Development application seeks approval for construction and operation of an automated distribution centre, including warehouse space, ancillary offices, loading docks, and both multi-deck and at-grade parking. The facility is proposed to operate 24 hours a day, seven days a week.
The proposal includes 195,829 square metres of gross floor area and does not provide for any residential dwellings or affordable housing. The application identifies provision for on-site parking, including disabled spaces, but does not specify total car spaces.
The project is expected to generate approximately 3,123 construction jobs and 807 ongoing operational jobs. An independent peer review by Watson Young Architects has confirmed general compliance with the relevant master plan design quality strategy.
The application is being assessed under the Planning Systems SEPP 2021 as a warehouse or distribution centre in the Western Sydney Aerotropolis. No planning control variations or concurrent rezoning are identified in the application.
