16-Storey Housing Development Proposed for Potts Point Site

A new shop-top housing development is proposed for 45-53 Macleay Street, Potts Point, currently on public exhibition as a State Significant Development. The project seeks to deliver 44 apartments, including a significant affordable housing component, in a mixed-use building rising up to 16 storeys. The proposal follows a design competition and aims to address housing diversity in a prominent City of Sydney location.

The proposal retains the existing mixed-use zoning and floor space ratio but seeks a substantial height uplift from 50.05m to 83.6m. Of the 44 apartments, 23 are designated as affordable housing, representing 15% of the gross floor area and to be retained for 15 years. The development includes four basement levels and 589 sqm of communal open space. The site is subject to heritage, view, overshadowing, and other urban constraints, which have informed the design approach.

The project is currently on exhibition and open for public comment. No rezoning or voluntary planning agreement is proposed. The design was selected through a competitive process, with Kerry Hill Architects leading the architectural response.
