A new private hospital is planned for 10 Missenden Road, Camperdown. The request for Secretary’s Environmental Assessment Requirements (SEARs) has been lodged with the NSW Department of Planning, Housing, and Infrastructure.
ISPT Operations Pty Ltd leads the project, which aims to enhance private healthcare services within the Camperdown Health, Education, and Research Precinct (CHERP). This state-of-the-art medical facility will sit between Royal Prince Alfred Hospital (RPAH) and the University of Sydney.
Project Overview
The proposal outlines a 10-storey private hospital with a gross floor area (GFA) of 34,000m². The hospital will provide 150 beds and integrate medical, research, and education facilities. Key features include:
- Radiology and imaging services
- Pathology laboratories
- Clinical suites
- Research and technology spaces
- Educational facilities
- Retail food and beverage outlets
- Pharmacy services
A basement car park will offer 330 spaces, ensuring convenient access for patients, staff, and visitors.
If approved, the hospital will create 960 ongoing jobs and generate 271 jobs during construction.
Zoning and Planning Considerations
The 5,915m² site is currently zoned SP2 Infrastructure (Educational Establishment) under the Sydney Local Environmental Plan 2012 (SLEP 2012). The State Environmental Planning Policy (Transport and Infrastructure) 2021 allows health services facilities on this site with consent.
This development will replace an existing at-grade car park and several single-storey commercial buildings, including a post office and a 7-Eleven convenience store.
The site sits near heritage-listed buildings such as St John’s College and Royal Prince Alfred Hospital. It is also within the C5 “University of Sydney” State Heritage Conservation Area. The proposal must address heritage and urban design considerations as part of the Environmental Impact Statement (EIS).
Community and Stakeholder Engagement
Early discussions with Heritage NSW have already taken place, including a site visit and initial feedback. The project team also plans to consult Transport for NSW to assess traffic and accessibility impacts.
Further consultation will happen during the Environmental Impact Statement (EIS) process. Key stakeholders include:

- Local residents, businesses, and community groups
A Community Engagement Outcomes Report will document all feedback and outline responses to concerns.
Next Steps
With the request for SEARs lodged, the project team will now prepare a State Significant Development Application (SSDA). This step will involve detailed design assessments, further consultation, and government agency reviews.
If approved, the project will move to the detailed design and construction phase, adding a modern healthcare facility to the Camperdown-Ultimo Health and Education Precinct.
