$167m St Leonards South Housing Project Approved

A $166.9 million housing project in St Leonards South has been approved, clearing the way for two 15-storey residential buildings at 12-20 Berry Road and 11-19 Holdsworth Avenue.

The State Significant Development consent allows 191 dwellings across the site. The affordable housing component includes 36 apartments to be managed by a registered community housing provider for at least 15 years, plus one apartment to be dedicated to Lane Cove Council in perpetuity.

The approved scheme also includes a childcare centre, community facility, through-site pedestrian link and four levels of basement parking. The basement would provide 206 car spaces and 70 bicycle spaces.

The 5,015 square metre site is zoned R4 High Density Residential, with the proposal identified as permissible with consent. No rezoning was required.

The Environmental Impact Statement was exhibited from 4 to 17 December 2025. The application attracted six submissions, including four objections, one submission of support and one comment.

The project is expected to support 605 construction jobs and 12 operational jobs.
