A $31.4 million extension to the BaptistCare Maranoa Residential Aged Care Facility at 15 The Avenue, Alstonville, is proposed under the State Significant Development pathway, providing an additional 64 residential aged care beds.

The proposal forms Stage 4 of the broader Maranoa Village redevelopment and involves constructing a two-storey building connected to the existing aged care facility. The extension will replace several existing structures, including an administration building, community centre, two independent living units and associated garages.

The new building will provide approximately 4,099 sqm of gross floor area, with a maximum height of 11.6 metres. The development includes residential accommodation, administration facilities, communal spaces and an ancillary café, together with landscaped gardens and outdoor recreation areas.

Site works will include earthworks, stormwater infrastructure, new internal roads and driveways, and changes to existing parking arrangements. The proposal involves removing 21 existing parking spaces and providing nine new spaces, alongside the removal of five trees.

The extension forms part of an established aged care precinct that has undergone several stages of redevelopment. Earlier approvals include 27 completed independent living units and a further 47 approved units that have not yet been constructed.

The project is expected to generate approximately 228 construction jobs and 59 ongoing operational positions. It is being assessed as State Significant Development under the seniors housing provisions of the NSW Planning Systems SEPP.

BaptistCare NSW & ACT is the applicant, with Urbis as planning consultant and TVS responsible for the architectural design.
