$173m Flinders Street Towers Proposed in North Wollongong

A $173.3 million high-rise housing proposal in North Wollongong is now on public exhibition, with plans for two towers up to 38 storeys on a former car dealership site.

The State Significant Development application for 4-4A Flinders Street proposes a 3–5 storey podium with ground-floor retail and co-living housing, above which would sit two residential towers of 30 and 38 storeys. The scheme also includes basement vehicle and bicycle parking, landscaping and public domain upgrades.

The proposal would deliver 477 units, comprising 174 co-living units and 303 residential apartments. Of the residential component, 45 apartments are identified as affordable housing, with 15% of residential floor space to be provided as affordable housing for at least 15 years.

The application is also tied to a concurrent rezoning request seeking controls of up to 130 metres in height and an FSR of 13.8:1 for the 2,734 square metre site.
