A $30.2 million land lease community at South West Rocks has been approved, clearing the way for 101 dwelling sites at 286-310 Gregory Street.
The State Significant Development approval covers an over-50s estate with resident facilities, infrastructure works and 26 visitor parking spaces. The communal component includes a two-storey community building and a single-storey maintenance shed.
The 4.16-hectare site is zoned R1 General Residential and R3 Medium Density Residential, with the approved use identified as permissible with consent. No rezoning was required.
The project also includes internal roads, stormwater infrastructure, utility connections and public domain works, including pavement widening, a footpath and pedestrian refuge.
The application was exhibited from 5 August to 2 September 2025 and attracted 23 submissions, including 16 objections, one submission of support and six comments.
