Nine-Storey Nelson Bay Apartment Project Hits Exhibition

Nelson Bay’s apartment market is set for a shake-up, with a nine-storey residential project now on public exhibition at 42 Donald Street and 5-7 Church Street. The Belvedere, led by THE BELVEDERE AUS PTY LTD and designed by HAL Architects, aims to deliver 56 apartments across a prominent 2,203sqm site spanning both E1 Local Centre and R3 Medium Density Residential zones.

The proposal brings a mix of two- and three-bedroom dwellings, with plans for rooftop communal amenities and wellness spaces. Two basement levels will provide parking for 98 cars, while landscaped areas and deep soil zones are also part of the scheme. Notably, the project seeks a minor height variation to just under 30 metres, slightly above the current planning controls.

If approved, the $61.7 million development is expected to generate up to 500 construction jobs and 40 ongoing operational roles. While no affordable housing is included, the project’s scale and location signal confidence in Nelson Bay’s ongoing transformation. For developers and consultants, this exhibition signals a significant opportunity in the Port Stephens market.
