A revised application for a nine-storey residential development at 27–29 Tryon Road, Lindfield is now on public exhibition. The proposal is being assessed by the Department of Planning, Housing and Infrastructure (DPHI) as a State Significant Development (SSD-78669234).
Bridgestone Projects Pty Ltd is seeking approval for a 65-unit apartment building on a 3,011m² site, under provisions for in-fill affordable housing and Transport Oriented Development (TOD). The application includes planning incentives that would allow a building height of up to 28.6 metres—exceeding the 18.5m local planning limit—through transitional SEPP provisions that were in place at the time of lodgement.
Planning History
The planning process for the site at 27–29 Tryon Road began with a request for Secretary’s Environmental Assessment Requirements (SEARs) on 26 November 2024. SEARs were issued on 20 December 2024. A State Significant Development Application (SSD-78669234) was subsequently lodged with the Department of Planning, Housing and Infrastructure (DPHI) on 11 April 2025. The application was placed on public exhibition from 24 April to 21 May 2025. Following this, DPHI issued a Request for Information (RFI) on 22 May 2025. In response, the applicant submitted a formal Response to Submissions and engaged further with the Department to resolve outstanding matters. An Amendment Report was submitted on 17 December 2025 to document revisions to the scheme, including design changes and updated technical assessments. The amended proposal is now on re-exhibition for public comment.
Key Features of the Amended Scheme
The revised design includes 65 apartments (all 2- and 3-bedroom), with 14 units allocated as affordable housing, managed by Bridge Housing. Four basement levels are proposed, providing 101 car spaces (reduced from 136). Vehicular access is via Tryon Lane.
Changes to the proposal since its initial exhibition in April 2025 include:
- Increased setbacks on side and rear boundaries
- Greater separation between buildings
- Additional landscaping and deep soil planting
- Relocation of the waste collection area to the basement
- Expanded communal open space on the ground and rooftop levels
The revised scheme has a proposed FSR of 3.25:1 and a gross floor area of 9,787m².

Submissions and Amendments
During the initial exhibition period, 30 public submissions were received. Twenty-four raised objections, primarily regarding height, bulk, landscaping, neighbourhood character, and amenity impacts. Three supported the proposal and three sought changes.
Following a DPHI Request for Information, the proponent submitted an Amendment Report that incorporates design changes intended to address key concerns raised by agencies and the public.
Next Steps
The amended proposal is on re-exhibition for public comment. Following this, the DPHI and other referral bodies will undertake further assessment before a decision is made.
