A $577.4 million mixed-use tower proposal in Chatswood is now on exhibition, with plans for a 61-storey building at 815 Pacific Highway.
The State Significant Development application proposes demolition of the existing 14-storey commercial building and construction of a shop-top housing tower with ground-floor retail, commercial uses and residential apartments above.
The proposal includes 490 apartments, including 76 affordable housing units to be managed by a community housing provider for 15 years. The apartment mix comprises 89 studios, 122 one-bedroom apartments, 222 two-bedroom apartments and 57 three-bedroom apartments.
The scheme also includes nine basement levels, with 156 residential car spaces, bicycle parking, servicing, plant and loading facilities. The proposed building would have a total gross floor area of 49,043 square metres on a 1,657 square metre site.
The application is tied to a concurrent rezoning process to amend the Willoughby LEP, allowing shop-top housing as an additional permitted use and increasing the applicable height controls for the site.
The proposal has undergone two State Design Review Panel sessions and follows an alternative design excellence strategy endorsed by Government Architect NSW.
