Two Towers Proposed for $350m Macquarie Park Project

Sonic Healthcare Limited has commenced the planning process for a major mixed-use redevelopment at 14 Giffnock Avenue, Macquarie Park. The project is currently at the ‘Prepare EIS’ stage under the State Significant Development pathway and seeks to deliver two high-rise residential towers.

The proposal includes two towers of 28 and 39 storeys, comprising a total of 514 apartments, with 5% allocated as affordable housing. Podiums at the base of each tower are planned for non-residential uses, alongside new roads and public open space improvements.

A concurrent rezoning is proposed to shift the site from E3 Productivity Support to MU1 Mixed Use, with a maximum building height of 130 metres and an FSR of 3.3:1. The project is subject to further environmental assessment and will address constraints such as noise, traffic, overshadowing, wind, and visual bulk.
