A $97 million mixed-use development with in-fill affordable housing has been approved for 13-17 Oxford Street and 2 Verona Street, Paddington. The State Significant Development consent allows two buildings up to seven storeys, delivering 64 apartments, including 14 affordable dwellings.

The approved scheme includes three retail tenancies, cultural and creative spaces, and four basement levels. The total gross floor area is 10,500 sqm on a 2,553 sqm site, with a floor space ratio of 4.15:1. The development provides 56 car spaces and 65 bicycle spaces across the basement levels.

The apartment mix comprises 3 studios (all affordable), 13 one-bedroom, 29 two-bedroom, 15 three-bedroom, and 4 three-bedroom terraces. Affordable housing accounts for 14% of the total GFA and must be managed by a registered Community Housing Provider for a minimum of 15 years.

Maximum building heights are 24.95 metres at the Oxford Street frontage and 12.95 metres at Verona Street. The site is zoned E1 Local Centre and R1 General Residential, with the use permissible with consent. The Department found the proposal exhibited design excellence and did not require a competitive design process.

The project is expected to generate 339 construction jobs and 30 operational jobs.
