$641m Melrose Park South-West Precinct Approved

A $641.3 million mixed-use development in Ermington has been approved, with consent granted for twelve buildings up to 29 storeys at 82 Hughes Avenue in the City of Parramatta.

The project will deliver 1,375 apartments, including 1,165 market and 210 affordable dwellings, as well as 621 square metres of retail space, public open space, and landscaping. The apartment mix comprises 256 one-bedroom, 820 two-bedroom, and 89 three-bedroom market units, plus 210 affordable units across various sizes.

Affordable housing accounts for 15.05% of total GFA, with a portion secured in perpetuity under a voluntary planning agreement. The approved scheme provides 1,444 car spaces and 1,580 bicycle spaces within basement parking across the 52,100 square metre site.

The site is zoned R4 High Density Residential and RE1 Public Recreation under the Parramatta LEP 2023, with an approved floor space ratio of 3.198:1. Design review is required for buildings at least 10 metres tall, and a competitive design process applies to those 55 metres or higher.

Infrastructure works, including demolition and road construction, are subject to a separate development approval. The project is expected to generate 269 construction jobs and 125 operational jobs.
