A $172.5 million seniors housing development at 14 Mingara Drive, Tumbi Umbi has been approved, with consent granted for 254 dwellings across a 3-hectare site.
The State Significant Development will deliver thirteen 2-storey villa buildings and four multi-storey residential flat buildings ranging from 6 to 7 storeys. The approved mix includes 215 independent living units and 39 residential care facility beds, supported by communal areas and an ambulance park.
The project includes 309 car parking spaces and subdivision into three allotments, with site establishment works covering earthworks, landscaping, roads, and stormwater infrastructure. The gross floor area is 31,739.7 sqm.
No rezoning was required, with all components permissible under the RE2 Private Recreation zoning. The design was reviewed by the State Design Review Panel, with feedback addressed prior to approval.
The Department received 62 submissions during exhibition, with 57 objections. The project is expected to generate 549 construction jobs and 24 operational jobs.
