A residential development comprising 343 apartments, including 39 affordable dwellings, is proposed at 161 Herring Road and 13–15 Lachlan Avenue, Macquarie Park, under the Housing Delivery Authority (HDA) pathway.

The State Significant Development application, lodged by Deicorp Projects (Herring Rd) Pty Ltd, seeks approval for a 34-storey residential building with nine basement levels. The proposal would replace an existing approval granted in October 2025 for a part 16 and part 17-storey development containing 181 apartments, including 29 affordable dwellings.

The revised scheme would provide an additional 162 apartments compared with the existing approval. The building would incorporate communal open space and landscaping at ground level and Level 14, with pedestrian access from Windsor Drive and vehicle access from Lachlan Avenue. The site is located approximately 300 metres walking distance from Macquarie University Metro Station.

A concurrent rezoning is proposed to facilitate the development, including an increase in the maximum building height from 45 metres to 120 metres and an increase in the floor space ratio from 4:1 to 10.84:1 under the Ryde Local Environmental Plan 2014.

The application is being assessed through the State Significant Development pathway following an HDA declaration in June 2026. The project team includes DKO Architecture as architect and Sutherland Urban Planning as planning consultant.
