A $142.6 million mixed-use development has been approved at 810 Pacific Highway, Gordon, comprising a 29-storey building with 180 apartments, including 33 affordable dwellings.
The development represents an amendment to an existing consent granted in 2018 for an eight-storey mixed-use building containing 55 apartments. The revised scheme will provide an additional 125 dwellings, with the affordable housing component to be managed for a minimum of 15 years.
Located approximately 300 metres from Gordon Railway Station, the development will incorporate an ALDI supermarket, retail and commercial premises, a café, gymnasium and a publicly accessible through-site link between Pacific Highway and Radford Place.
The proposal includes 21,184 sqm of gross floor area on a 2,357 sqm site, with a maximum building height of 97.28 metres and an FSR of 8.99:1. Six basement levels will accommodate 269 car parking spaces and 204 bicycle spaces.
The application was assessed under the State Significant Development pathway, utilising the in-fill affordable housing provisions of the NSW Housing SEPP. The approved building height and floor space ratio include variations to the applicable development standards.
During the assessment process, the proposal was amended in response to submissions and agency advice, including revisions to the affordable housing allocation, basement arrangements, ground-floor uses, landscaping and pedestrian access. Ku-ring-gai Council raised a number of matters during the assessment, including built form, heritage, affordable housing requirements and infrastructure.
The application was lodged by Ecove Group Pty Ltd.
