Scaled-Back Banksmeadow Warehouse Plans on Exhibition

Banksmeadow’s next major logistics hub has entered public exhibition, with plans unveiled for a two-storey warehouse and distribution centre on Stephen Road. ESR Development (Aust) Pty Ltd is behind the $183 million project, which aims to transform a contaminated industrial site into a modern, cleaner operation.
The revised scheme has scaled back its original ambitions, reducing both building height and floor area while consolidating the number of warehouse tenancies. As a result, the design now proposes 10 tenancies instead of 24, and a maximum height of 21.2 metres—down from 31.7 metres in the initial plans.
While the site faces a raft of environmental and technical constraints, including flooding and contamination, the project team has responded with a streamlined layout and improved environmental management. The proposal is expected to generate hundreds of construction and operational jobs, reinforcing Banksmeadow’s status as a key logistics precinct for Sydney’s south.
