Mona Vale In-fill Affordable Housing Project Approved

The NSW Government has approved a State Significant Development for three residential buildings at 159-167 Darley Street West, Mona Vale. The project will deliver 82 apartments, with just over 10% of the gross floor area allocated to affordable housing.

The approved scheme allows for six storeys across three buildings, with a total gross floor area of 10,928 square metres. The site was rezoned from low to medium density residential in April 2025, enabling this scale of development.

Flood mitigation measures form part of the approval, including flood proofing and suspending a section of one building above an overland flow path. The plans also include basement parking and bicycle storage.

The application attracted 146 submissions during exhibition, with the majority objecting to the proposal. Approval was granted on 14 June 2026.
