A $282 million redevelopment will transform 49-61 Stephen Road, Banksmeadow, replacing an outdated industrial site with a state-of-the-art, multi-level warehouse and distribution centre. ESR Australia is leading the project, which will modernise the site and expand Sydney’s logistics and freight capabilities while improving environmental outcomes.
The development includes two three-storey warehouses with 24 tenancies, featuring 51,195m² of warehouse space and 4,775m² of office facilities. The site will also include 243 car parking spaces, a public café, and 5,000m² of landscaped areas. Positioned in Botany Industrial Park, the project benefits from direct access to Port Botany, Sydney Airport, and major motorway connections.
Optimising Industrial Space with Multi-Level Warehousing
Sydney’s industrial land is in high demand, especially in logistics-heavy areas like Banksmeadow. Freight and distribution operators need well-located facilities to support growing supply chains. As single-storey warehouses consume large plots, multi-storey designs provide a more efficient solution.
The Banksmeadow site sits in the Eastern City District, a major industrial hub. Its proximity to transport infrastructure makes it ideal for warehousing, distribution, and logistics operations. The project will streamline goods movement across Sydney, increasing efficiency for businesses that depend on fast delivery times.
Environmental Remediation and Site Upgrades
The site, previously used for chemical production and hazardous material storage, requires comprehensive decontamination. Developers will remove toxic substances and industrial waste, clearing the way for a cleaner, more sustainable operation.
The warehouse will feature strict environmental controls to improve air quality, reduce emissions, and enhance stormwater management. These upgrades will help transition the property from a polluting industrial facility to a modern, eco-conscious development.
Boosting Jobs and Economic Growth
This project will create 911 jobs during construction and support up to 677 ongoing roles once operational. The new facility will provide high-quality industrial space, attracting logistics companies, freight operators, and e-commerce suppliers.
In addition, ESR Australia will contribute $2.8 million to Bayside Council for infrastructure improvements. These funds will support local roads, public services, and amenities.
Sustainability and Energy Efficiency
Designed to be Net Zero Ready, the warehouse will include solar panels, full electrification, stormwater harvesting, and high-efficiency building systems. These features will lower carbon emissions and energy costs.
The project also prioritises waste reduction, aiming for 90% construction waste diversion from landfill. This aligns with NSW’s long-term sustainability goals, making it a model for future industrial developments.
Efficient Transport and Accessibility
Developers have designed the site for smooth vehicle flow and safety. Heavy vehicle access will be separate from staff and visitor parking, reducing congestion. All truck movements will use Coal Pier Road, preventing disruptions to surrounding streets.
The location ensures easy access to key freight corridors, including the M5 Motorway, Foreshore Road, and Sydney Airport’s freight terminals. Tenants will benefit from fast transport links, optimising their distribution networks.

Next Steps
As a State Significant Development (SSD), the proposal is under review and consultation. ESR Australia is working with stakeholders to meet planning and environmental requirements before construction begins.
