A $247.7 million redevelopment of the Children’s Medical Research Institute at 214 Hawkesbury Road, Westmead has been approved, clearing the way for two new research buildings of 8 and 10 storeys on a 4,711 sqm site.
The approved scheme includes demolition of existing structures, construction of the new buildings with a combined gross floor area of 28,550 sqm, one basement level, and upgrades to pedestrian links and landscaping. No residential component is included.
The project provides 56 car spaces and 58 bicycle spaces, with vehicle access via Research Lane and the Children’s Hospital forecourt. The basement will accommodate most of the parking, with additional at-grade spaces.
The site is zoned SP2 Infrastructure (Health Services Facility), permitting health research uses. No rezoning or development standard variations were required. The design was reviewed by the State Design Review Panel during assessment.
The project is expected to generate 150 construction jobs and support 770 operational jobs once complete.
