$507.8m Melrose Park South-East Mixed-Use Project Approved

A $507.8 million mixed-use residential development in Melrose Park South-East has been approved, with consent granted for nine buildings up to 31 storeys on a 4.21-hectare site in the City of Parramatta.

The project will deliver 1,029 dwellings, with 15.19% of gross floor area allocated to affordable housing. Of these, 24 apartments are to be dedicated in perpetuity under a Voluntary Planning Agreement. The approved apartment mix includes 861 market units and 168 affordable units, with a range of one-, two-, and three-bedroom layouts.

The scheme provides a gross floor area of 94,429 sqm and a floor space ratio of 3.56:1. Approved building heights range from 30.83 metres to 99.76 metres depending on the block. Parking includes 1,127 car spaces and 1,150 bicycle spaces.

The site was rezoned from industrial to R4 High Density Residential and RE1 Public Recreation in December 2022. Design review is required for buildings over 10 metres, and a competitive design process applies to those over 55 metres. Infrastructure works, including demolition and road construction, were approved separately under DA/75/2024.
