$178m Atchison Street Tower Approved in Crows Nest TOD

A $177.6 million shop-top housing tower at 20-22 Atchison Street has been approved, clearing the way for a 40-storey mixed-use development in the Crows Nest Accelerated TOD Precinct.

The State Significant Development consent allows demolition of existing structures and construction of a single tower with a four-storey podium, 36 levels of market apartments, and five basement levels for parking and services.

The approved scheme includes 181 apartments, comprising 74 one-bedroom, 85 two-bedroom and 22 three-bedroom apartments. The podium includes commercial and retail space, with the project providing a total gross floor area of 18,990 square metres.

The approval also includes 87 car parking spaces, landscaping, public domain works, and an extension of the Mitchell Street linear park. Vehicle access will be consolidated via Atchison Lane.

The site is within the Crows Nest Accelerated Transit Oriented Development Precinct, which was rezoned in November 2024. The project includes a monetary contribution equivalent to 10% of residential gross floor area for affordable housing.

The application was exhibited twice, from 2 to 15 December 2025 and again from 14 to 28 May 2026. It attracted 21 submissions, including 16 objections, two submissions of support and three comments.
