Major housing uplift is on the cards for Gordon, with a State Significant Development now preparing its Environmental Impact Statement for 19-21 Dumaresq Street. The proposal aims to deliver 149 apartments, with 15% earmarked for affordable housing over a 15-year term.
DPG Project 58 Pty Ltd, working with Mecone and Fuse Architects, is targeting a significant planning uplift. The project leverages the Housing SEPP to increase the allowable height from 51.5 to 67.2 metres and boost floor space ratio from 5:1 to 6.5:1. This would enable a larger building envelope on the 2,020-square-metre site, supporting a mix of one, two and three-bedroom units.
While the site’s location in central Gordon offers strong amenity, the project must address heritage, traffic and social impact constraints. If approved, the estimated $88 million build could generate 160 construction jobs and provide a meaningful injection of new housing supply in the Ku-ring-gai LGA.
