The project would deliver 27 affordable dwellings, representing 15% of the total, managed by Bridge Housing for a minimum of 15 years. The proposed floor space ratio would rise from 1.0 to 3.3, and maximum building height from 12m to 67m, supporting higher density living and retail activation at street level.
The scheme is subject to design competition and review panel processes, and addresses a range of site constraints including flooding, noise, traffic, and social impact. The development is expected to generate over 200 construction jobs and 27 ongoing operational roles.
