A $154.6 million mixed-use development at 10 London Street and 43 North Parade, Campsie, has been approved under the State Significant Development (SSD) pathway.
The development comprises a 33-storey tower with 156 apartments, including 18 affordable dwellings, above ground-floor commercial premises. The project occupies a 1,632-square-metre site adjoining Campsie Station, within the Canterbury-Bankstown local government area.
Lodged by Arada Development Management Pty Ltd, the scheme includes 125 two-bedroom, 27 three-bedroom and four four-bedroom apartments. The affordable housing component represents approximately 11.5% of total dwellings and is subject to a requirement for affordable housing to be provided for a minimum of 15 years.
The development has a gross floor area of 17,773 square metres and a floor space ratio of approximately 10.9:1. A concurrent rezoning, finalised on 25 September 2026, increased the site’s maximum building height from 27 metres to 114 metres and introduced a maximum FSR of 10.9:1.
The approved controls differ from those identified for the site in Canterbury-Bankstown Council’s draft Campsie Town Centre Planning Proposal, which proposed a 67-metre height limit and an FSR of 5:1.
The scheme provides two ground-floor commercial tenancies, 161 car parking spaces within above-ground levels and 24 bicycle parking spaces. Residential communal facilities are located on Level 5.
The application was exhibited between 24 June and 22 July 2026. The Department received 10 submissions, including six objections, three submissions in support and one providing comment. Canterbury-Bankstown Council also objected.
Key assessment matters included building height and scale, traffic and parking, and overshadowing of nearby Anzac Park. The Department considered these impacts and concluded that they could be appropriately managed, subject to conditions of consent.
Amendments made during assessment included changes to the loading area, waste management arrangements and building service rooms.
The development was approved on 25 September 2026 by the Director, Housing Delivery Assessments, acting as the Minister for Planning’s delegate.
