An $86.4 million seniors housing and residential development at Lakeshore Parade, Sussex Inlet, is now on public exhibition, proposing 95 independent living homes, a 17-bed residential aged-care facility and 54 additional market dwellings.
The State Significant Development application, lodged by Remara Capital Pty Ltd, covers a 3.19-hectare site within the Badgee Urban Release Area in the Shoalhaven local government area.
The seniors housing component comprises 89 two- and three-bedroom independent living apartments and six three-bedroom villas, alongside a residential aged-care facility accommodating 17 beds. Six buildings ranging from one to four storeys are proposed.
A further 54 three-bedroom attached dual-occupancy dwellings are planned within the southern portion of the site. These are proposed as general residential housing rather than age-restricted accommodation.
The development also includes a community centre for health and wellness activities, a neighbourhood shop incorporating a café and hairdresser, internal roads, parking and landscaped communal areas.
The scheme has a total gross floor area of approximately 18,796 square metres, including 6,303 square metres allocated to the market housing component. The proposed community and retail facilities account for approximately 391 square metres of gross floor area.
The site forms part of the Badgee Urban Release Area, which was rezoned in 2013 to accommodate residential development and associated community infrastructure. A previous subdivision approval established the broader development framework, with the current application representing a subsequent stage of the project.
The Environmental Impact Statement identifies biodiversity, bushfire risk, flooding, traffic and visual impacts as matters considered in the development design and supporting technical assessments.
The application proposes the removal of 108 trees, with 10 existing trees retained. The EIS also identifies approximately 1.91 hectares of native vegetation removal, proposed biodiversity offsets and new landscape planting, including approximately 210 native canopy trees.
The project has been designed by Plus Architecture, with Urbis preparing the Environmental Impact Statement and coordinating the planning assessment documentation.
The application is on public exhibition until 22 October 2026, with submissions able to be lodged through the NSW Planning Portal.
