A $193.2 million HDA housing proposal in Sutherland is now on exhibition, with plans for a 20-storey mixed-use development at 569-575 President Avenue and 822-826 Old Princes Highway.
The State Significant Development application proposes 360 dwellings, including 54 affordable housing units (15%), across a gross floor area of 41,715.7 sqm on a 7,014 sqm site. The scheme includes 5,129 sqm of non-residential GFA, with retail space and a supermarket at ground level.
The proposal seeks a maximum building height of 70.4 metres and a floor space ratio of 5.9. Three basement levels would provide 489 car spaces, 30 bicycle spaces, and 16 motorcycle spaces.
Affordable housing is proposed to occupy 5,255 sqm, or 12.6% of the total GFA. The project is expected to generate 600 construction jobs and 195 operational jobs.
SLR Consulting Australia Pty Ltd is listed as the applicant. The project is being assessed as State Significant Development and is currently open for public comment.
