New Projects
4New SSD applications recorded in the NSW planning system this week.
RFB at 7-11 Great Western Highway, Parramatta
Proposed 37-storey shop-top housing development. The proposal comprises an indicative 152 dwellings with 15% affordable for 15 years.
Early Works at Terralong Akuna Shoalhaven Kiama
The current application proposes early works for a future mixed-use development at Kiama, including demolition of existing structures except retention of a heritage building, site remediation, shoring and bulk excavation, and services infrastructure augmentation.
Shop Top Terralong Shoalhaven Akuna Kiama
The current application proposes the construction and use of a shop top housing development comprising 175 apartments (including 7% affordable housing), 11 commercial premises including one supermarket, and associated landscaping on a 7,011m² site in Kiama, with concurrent built form amendments for maximum building height and floor space ratio.
Frederick Street Data Centre
The Sydney data centre application proposes construction and operation of a 5-storey data centre with ancillary office space at 12 Frederick Street, St Leonards.

Homewood Care Seniors (Bexley)
The current application proposes a part two, part three storey residential care facility with basement facilities and parking at Nos. 56-58 Regent Street, integrated with the existing Homewood Care facility, to deliver an additional 54 rooms, expanding the total operational beds on site to 179.
Residential Flat Building 166-174 Blaxland Road, Ryde
The application proposes rezoning 166-174 Blaxland Road, Ryde from R2 Low Density Residential to R4 High Density Residential, enabling construction of a residential flat building with approximately 108 apartments (market and affordable units) across 3 parking levels, ranging from 4 storeys at the rear to 9 storeys at the front, with a maximum building height of RL87.409m AHD and an FSR of 2.6:1.
Demast Sludge Dewatering Plant
The current application proposes to increase the throughput capacity of the Demast Sludge Dewatering Plant to receive and process up to 300,000 tonnes per annum of waste, including expanded waste streams like groundwater, general solid waste (non-putrescible) soils, virgin excavated natural material and excavated natural material, without changes to existing site infrastructure or processes, consolidating previous consents into a single SSD consent.
Residential development with infill affordable housing at 3-5 Yeo Street, Neutral Bay
The current application proposes the demolition of existing residential dwellings and construction of an 8-storey residential flat building comprising 28 units including affordable housing, with three levels of basement car parking at 3-5 Yeo Street, Neutral Bay.

New Bankstown Hospital
The current application proposes the construction and operation of a new Bankstown Hospital comprising a hospital building plus roof plant, a logistics and multi-storey car parking building, site preparation including earthworks and tree removal, new vehicular access points, internal roads, on-grade car parking, building services and utility adjustments, signage, infrastructure improvements, and landscaping.
Waterloo Mixed Use Development 881-885 Bourke Street
The current application proposes the construction of residential and mixed-use buildings across four development parcels at 881-885 Bourke Street, Waterloo, including build to rent apartments, affordable housing via monetary contribution, commercial and retail premises, ancillary amenity, and a consolidated basement, with design refinements to building heights, layouts, and public amenities in response to submissions.
Mixed-use development at Pyrmont Bridge/Parramatta Road
The current application proposes a 23-storey shop top housing development at Pyrmont Bridge and Parramatta Road comprising 299 Build-to-Rent apartments with 10% affordable housing for 15 years and 652 sqm of ground floor retail space.
Kelso Crescent Multi-Level Warehouse, Moorebank
The current NSW planning application proposes the construction and operation of two multi-level warehouse and distribution centre buildings comprising eight tenancies with mezzanine offices and parking, site preparation including removal of 31 trees, earthworks, associated infrastructure, and allows 24/7 operation.
Pacific Highway and Wilson Street early works
The current SSD-96564253 application proposes early works including site establishment, bulk excavation and construction of a nine-level basement to facilitate future mixed-use development on Pacific Highway and Wilson Street, Chatswood.
Corrimal Coke Works – Stage 2-4 Early Stage (Civil Works)
The current application SSD-86131212 proposes civil works including roads, drainage, stormwater infrastructure, construction of Central and Southern Parks, and Torrens subdivision creating nine residential lots and public road reserves at the former Corrimal Coke Works site.
Wollongong Private Hospital Expansion
The current application seeks consent for the expansion of Wollongong Private Hospital through lot consolidation, demolition of five dwellings, excavation, construction of a new 12-storey western wing, extension of basement levels including three additional basement levels for parking and radiation oncology, and retention of two existing buildings to be leased to the Illawarra Aboriginal Medical Service for medical uses.
