$80m Punchbowl Social Housing Project Approved

An $80.5 million social housing project in Punchbowl has been approved, clearing the way for 114 apartments at 150 The Boulevarde and 34 Dudley Street.

The State Significant Development consent allows two eight-storey residential buildings to be delivered by the NSW Land and Housing Corporation. The project is recorded as 100% affordable housing, with the tenure mix described as 100% social housing.

The approved apartments comprise 56 one-bedroom, 47 two-bedroom and 11 three-bedroom units. The scheme also includes one basement parking level with 58 car spaces, including 12 accessible spaces, as well as landscaping and public domain works.

The site is zoned R4 High Density Residential. Planning documents note the Punchbowl and Wiley Park Precinct Plan amendment increased local height and floor space controls, with the approved scheme proposing a maximum height of 29.8 metres and an FSR of 2.3:1.

The application was exhibited from 14 to 28 October 2025 and attracted 12 submissions, including seven objections, one submission of support and four comments.

The project is expected to support 287 construction jobs.
