Public Feedback Opens for Chatswood’s $131M Tower Proposal

A 33-storey mixed-use development is now on public exhibition in Chatswood. The State Significant Development Application (SSD-75408008), submitted by Bridgestone Projects Pty Ltd, proposes a high-rise residential and commercial tower at 44-52 Anderson Street.

The public can review the proposal and submit feedback until 27 February 2025.

What is Proposed?

The proposed development at 44-52 Anderson Street, Chatswood includes a 117-metre, 33-storey mixed-use tower. It will contain 123 residential apartments, with 36 designated as affordable housing units. The design also features a two-storey commercial and retail podium and an eight-level basement with 296 parking spaces.

The podium level will provide commercial and retail spaces for shops, offices, and other business uses. The basement will include 296 parking spaces, allocated for residents, visitors, and commercial tenants. It will also have electric vehicle charging stations and bicycle storage.

The development includes communal open spaces on Level 2. Plans outline green terraces, seating areas, a swimming pool, a sauna, and BBQ facilities. A landscaped “green spine” will run between the towers. The design incorporates landscaping and green infrastructure throughout the site.

Planning and Design Considerations

The site is within the MU1 Mixed Use zone under the Willoughby Local Environmental Plan 2012 (WLEP 2012). The proposal complies with the State Environmental Planning Policy (Housing) 2021 (Housing SEPP) and benefits from density incentives for affordable housing.

A Council-led Architectural Design Competition selected the winning design in May 2022. Make Architects created the original concept, and Turner Studio refined it. The slender twin towers will reduce visual bulk, maintain green spaces, and enhance the Chatswood skyline.

The floor space ratio (FSR) is 7.8:1, ensuring efficient land use while maintaining a high-quality urban environment.

Affordable Housing and Community Benefits

The project sets aside 15% of its total floor space for affordable housing, exceeding the 4% minimum required by WLEP 2012. These 36 apartments will remain affordable for at least 15 years, providing housing for key workers and lower-income residents.

The development will also create up to 200 construction jobs, boost local employment, and improve pedestrian access around Anderson Street.

Traffic, Transport, and Sustainability

The project aims to reduce traffic congestion by encouraging public transport use. The site is 400 metres from Chatswood Transport Interchange, with train, metro, and bus connections.

The 296 basement parking spaces include:

  • 255 spaces for residents
  • 22 for commercial tenants
  • 18 for visitors
  • Dedicated spaces for electric vehicles and bicycles

The building is BASIX and NatHERS compliant and targets a 5-star Green Star rating. The design maximizes natural ventilation, solar access, and energy efficiency.

Heritage and Community Impact

The North Chatswood Conservation Area is nearby, but heritage reports confirm that no heritage-listed properties will be affected.

A Social Impact Assessment identified community concerns, including overshadowing, traffic, and construction noise. To address these, the design includes setbacks, landscaping, noise reduction measures, and a construction management plan.
