First Private-Sector Master Plan for Aerotropolis on Exhibition

The Ingham Property Group (IPG) has put forward a private-sector master plan for 475 Badgerys Creek Road, Bradfield. Now on public exhibition as of 15 November 2024, the proposal aims to create a substantial employment precinct within the Western Sydney Aerotropolis. Submitted to the Council on 23 September 2024, the plan aligns with the Aerotropolis’s strategic goals and reflects IPG’s commitment to innovation, sustainability, and community-focused design.

Project Overview

Located within the Aerotropolis Core Precinct, the proposed development spans 184 hectares and is expected to support over 12,400 jobs. IPG has dedicated approximately 625,467 square meters for employment floor space, intending to foster advanced manufacturing, logistics, and community services. The plan introduces a blend of industrial and commercial zones, a vibrant local centre, and accessible public green spaces near the Western Sydney International Airport.

The project includes several key components:

  1. Enterprise and Industry Zones
    Most of the precinct is dedicated to enterprise and industrial activities. The plan allows for high-bay warehousing, with building heights up to 52.5 meters. This flexibility will meet the needs of industries requiring large facilities for high-volume storage and distribution.
  2. Local Centre and Public Amenities
    The proposal includes a local centre that will provide retail spaces, cafes, and commercial offices. These amenities aim to create an accessible and lively area, supporting the needs of workers and visitors alike. The design also incorporates green corridors, a public plaza, and a local park to foster a welcoming and connected community space.
  3. Natural and Cultural Integration
    The master plan integrates significant green spaces and riparian corridors to support local biodiversity. With a strong emphasis on “Connecting with Country,” IPG has worked closely with local Indigenous communities to embed cultural heritage into the design, celebrating the history and significance of the Dharug, Dharawal, and Gandangara peoples.
  4. Flexible Building Heights and Urban Layout
    Building heights vary across the precinct, with high-bay structures up to 52.5 meters in designated areas. This flexibility supports diverse industrial uses while maintaining a cohesive look across the development. The local centre buildings are also thoughtfully designed to complement the precinct’s other structures.
  5. Enhanced Transport and Connectivity
    Located near the Bradfield Metro Link Road and Eastern Ring Road, the site benefits from strong transportation links. The layout includes pedestrian and cycling paths to promote active transport within the precinct. This ensures convenient access to both the Aerotropolis and surrounding growth areas.

Commitment to Cultural and Environmental Values

To ensure that the design respects and celebrates Indigenous heritage, IPG has partnered with Yerrabingin, a specialist in community and Indigenous engagement. Together, they have embedded “Design with Country” principles throughout the development. These principles are visible in storytelling spaces, interpretive signage, and areas designated for community gatherings. This approach aligns with IPG’s commitment to recognising the Dharug, Dharawal, and Gandangara peoples’ enduring connection to the land.
