The Crossroads Hotel is located on a 12,769 m² site, legally described as Lot 1 DP 785164. The site is zoned E3 Productivity Support under the Liverpool Local Environmental Plan (LEP) 2008.
The project complies with the following planning controls:
- Building Height: The proposed structures are below the 18m height limit.
- Floor Space Ratio (FSR): The FSR of 0.32:1 complies with the allowable 0.75:1.
- Land Use: The site qualifies under Schedule 1 of the LEP, which allows food and drink premises and tourist accommodation in “Area E.”
The proposal includes reduced setbacks to Camden Valley Way (8m) and Campbelltown Road (12m). These setbacks are justified based on the site’s triangular shape and its positioning between two classified roads.
