$172M Tumbi Umbi Retirement Village Proposal on Exhibition

Mingara Leisure Group has submitted a State Significant Development (SSD) application for a proposed retirement village at 14 Mingara Drive, Tumbi Umbi, NSW. The application, lodged on 11 November 2024, is now open for public exhibition until 10 January 2025. This project addresses the growing demand for seniors’ housing in the Central Coast region, integrating high-quality living spaces with communal and environmental enhancements.

Key Features of the Development

The proposed Tumbi Umbi Retirement Village is designed to provide a safe, connected, and vibrant community for older adults. Key features include:

  • Diverse Housing Options: The project will offer 219 independent living units (ILUs) in both villas and multi-storey apartments. These options cater to seniors seeking modern living solutions with a mix of two-bedroom and three-bedroom layouts. Additionally, 39 high-care suites will be included in a mixed-use building, providing on-site care for residents who need additional support.
  • Communal Facilities: Developers aim to enhance the community experience by including shared amenities such as a café, therapy rooms, activity spaces, and landscaped communal gardens. These spaces encourage social interaction and provide opportunities for physical and mental well-being.
  • Sustainability and Design: The village incorporates environmentally conscious features, including a landscape-led approach. Public pathways and enhancements to a nearby drainage easement will improve biodiversity and create accessible green spaces for residents and the broader community. Sustainable materials and energy-efficient design principles will ensure long-term benefits for residents and the environment.
  • Construction Plans: The project, with a total gross floor area of 31,739.7 sqm, will be completed in two stages. Existing access from Wyong Road and Mingara Drive will be retained, while new internal pathways will improve pedestrian movement throughout the site.

Strategic Location and Community Benefits

The Tumbi Umbi Retirement Village is ideally located within the Mingara precinct, offering residents easy access to a range of services. These include the Mingara Recreation Club, a regional athletics track, and nearby healthcare facilities. Public transport connections along Wyong Road and Mingara Drive ensure seamless access to surrounding suburbs, while on-site amenities allow residents to enjoy a convenient and fulfilling lifestyle.

This development directly responds to the needs of the growing senior population on the Central Coast. By creating diverse housing and care options, the village supports older adults in maintaining independence while ensuring access to necessary services. Furthermore, the project will provide economic benefits, including short-term employment during construction and long-term roles in aged care and facility management.
