The City of Sydney Council has approved a major new commercial office project at 70-74 O’Riordan Street, Alexandria. Submitted by Juzcorp Pty Limited on 28 June 2023, the four-storey development gained approval on 12 November 2024. It will replace an existing industrial structure with a modern, sustainable office space designed for Alexandria’s growing business community.
Development Overview
The approved project includes:
- Demolition and Excavation: The existing buildings on the site will be demolished, making way for the new structure. Following demolition, the site will be excavated to create a basement parking level.
- New Commercial Office Building: The four-storey office complex will provide approximately 5,792 sqm of adaptable workspace. Designed with flexibility in mind, it will allow for both single and multi-tenant use, catering to various business needs.
- Parking and Accessibility: The development will include both basement and at-grade parking, offering 71 car spaces. These will include provisions for electric vehicles (EV) and car share spaces. In addition, 61 bicycle spaces and end-of-trip facilities, such as showers and lockers, will support sustainable commuting.
- Landscaping and Sustainable Features: Incorporating over 20% tree canopy coverage, the project will feature landscaped areas with deep soil and a planted mesh screen along the façade. This green infrastructure will enhance the site’s environmental performance. Sustainable features will also include rooftop solar PV panels, rainwater reuse systems, and energy-efficient lighting.

The development gained Council approval for several key reasons:

- Compliance with Sydney LEP and DCP Controls: The proposal meets all relevant controls under the Sydney Local Environmental Plan (LEP) 2012 and Development Control Plan (DCP) 2012. The building maintains a maximum height of 18 metres and an FSR (floor space ratio) of 1.5:1. This compliance ensures that the building is consistent with the scale and character of the surrounding area. In addition, the proposal exceeds the minimum requirements for tree canopy and green infrastructure.
