New Mixed-Use Development Proposed at Trinity Point, Morisset Park

Johnson Property Group Pty Ltd has lodged a development application dated 8 October 2024 with Lake Macquarie City Council for a proposed mixed-use tourist, hospitality, and residential development at 69C, 81 & 85 Trinity Point Drive, Morisset Park. Situated on the western side of Lake Macquarie, this project spans three lots, including council-owned foreshore land. The site has an existing State Significant Concept Development Approval (SSD-27028161), and the developer is seeking modifications to this approval.

Development Overview:
The proposed development includes six buildings comprising hospitality and residential facilities, as well as publicly accessible landscaped spaces. Key components include:

  • Tourism and Hospitality Buildings: Two buildings with a focus on hospitality, containing 153 hotel rooms, four serviced apartments, two 300-seat restaurants, a 300-seat conference/function centre, a wellness centre, and a retail/business hub.
  • Residential Buildings: Four residential buildings, positioned in the southern part of the site, would provide 160 apartments with a mix of two, three, and four-bedroom options.
  • Basement Parking and Access: The proposal includes two basement levels providing 614 car parking spaces, with designated access points for residents and visitors.
  • Public Green Spaces: Approximately 15,000 square metres of landscaped areas are proposed, featuring public access pathways, heritage interpretation areas, and a foreshore walkway connecting to the surrounding community.
  • Subdivision and Site Works: The application also seeks a two-lot subdivision to delineate residential and hospitality uses, with related utility and service connections.

Architectural and Environmental Design
The architectural design by Koichi Takada Architects incorporates building forms intended to reflect the surrounding topography. The proposal follows the concept approval’s guidelines for integrating private and public spaces and positioning the tallest buildings centrally to reduce the impact on views from surrounding areas.

Landscaping plans, developed by Arcadia, incorporate native plants and soil treatments. Stormwater management systems are included to direct runoff into Lake Macquarie without requiring detention measures.

Planning Context and Community Engagement
The development proposal aligns with regional and local plans, such as Lake Macquarie’s Destination Management Plan and the Hunter Regional Plan 2041, which designate Trinity Point as an area identified for tourism and hospitality growth.

Consultations with Lake Macquarie City Council, the Design Review Panel, and other authorities have occurred as part of the planning process. The developer has proposed contributions within the council-owned foreshore land, which may be considered as works in kind and could offset Section 7.11 and 7.12 contributions.
